Sanibel's housing and mold

The City of Sanibel has about 6,418 residents, according to the Census Bureau's 2020–2024 American Community Survey. Its median year built is 1983, fourteen years older than the Lee County median of 1997, and 89.9% of occupied homes are owner-occupied, the highest share of any community on this site. Vacant units (5,394) outnumber occupied ones (3,170), and 43% of all housing units are held for seasonal, recreational or occasional use, more than double the county's 18.0%.

That combination raises two mold risks. Homes built in the early 1980s may still have original ductwork, roof decking or plumbing that has been through four decades of Gulf humidity. And with so many homes closed up for part of the year, a leak or AC failure during the wet season can go unnoticed for weeks. EPA's mold guide says water-damaged areas should be dried within 24–48 hours to prevent mold growth.

Storm surge on the island

The National Hurricane Center's report on Hurricane Ian (2022) found surge inundation of 9–13 feet above ground level on eastern Sanibel, with a USGS sensor recording 12.58 feet above mean higher high water, and portions of the Sanibel Causeway washed away. Two years later, Hurricane Milton's surge reached 5.46 feet above mean higher high water at a USGS sensor on Sanibel near Blind Pass.

Salt-water flooding soaks drywall, insulation and framing well above the visible water line. Mold often shows up later where materials were not fully dried or were closed in too soon after repairs, or where a later storm wet the same walls again.

Know the rules before you hire

  • EPA says homeowners can usually handle mold under about 10 square feet. Florida Statutes s. 468.8411 defines mold remediation as work on areas of greater than 10 square feet, which requires a Florida license.
  • Florida's s. 468.8419 bars an assessor from remediating a structure it assessed within 12 months, and the reverse, except Division I certified contractors. The assessor and remediator are typically separate companies.
  • Verify any license number at MyFloridaLicense.com, and fix the water source first.

Sanibel mold questions

Why are Sanibel homes prone to mold?

Sanibel's housing has a 1983 median year built, and 43% of its housing units are held for seasonal or occasional use. Older systems and long stretches with no one home mean leaks and AC failures can go unnoticed during the humid wet season. Hurricane Ian's 9–13 foot surge on eastern Sanibel also left many walls and floors saturated.

I'm not on the island. Can I still get mold quotes for my Sanibel home?

Yes. Send us what you or your property checker found, with photos if you have them, through our free quote form. We'll help you get quotes from Florida-licensed local pros. A remediator will need on-site access to assess the area and give a firm price, so plan for someone to meet them or let them in.

Is testing needed if I can see mold?

Often not. EPA's mold guide says that in most cases, if visible mold growth is present, sampling is unnecessary. An assessment can still help define how far the problem extends behind walls after flooding, or confirm clearance after remediation. In Florida, assessments of areas larger than 10 square feet must be done by a licensed mold assessor.
