Why mold is so common in Fort Myers

Southwest Florida’s climate gives mold almost everything it needs: warmth, moisture and time.

Humidity that rarely lets up

FSU’s Florida Climate Center puts Fort Myers’ average morning relative humidity at 88%, and it stays between 84% and 91% every month of the year. September is the most humid month, at 91% in the morning.

A long, heavy rainy season

NOAA’s 1991–2020 normals for Fort Myers Page Field show 57.41 inches of rain a year, and about 78% of it falls from May through October. Add more than 120 days a year at 90°F or hotter, and wet materials stay warm.

Storm surge and flooding

Hurricane Ian made landfall on Cayo Costa in Lee County on September 28, 2022, as a Category 4 storm. The National Hurricane Center counted at least 52,514 Lee County structures impacted, and Helene and Milton brought more surge in 2024.

When drywall, insulation, carpet or ductwork stays wet, mold can follow. EPA’s mold guide says, “It is important to dry water-damaged areas and items within 24–48 hours to prevent mold growth.” See our storm and water-damage mold page if your home took on water.

Know Florida’s mold rules before you hire

Florida regulates mold work more closely than many states. Three rules are worth knowing.

The 10 sq ft line

Florida Statutes s. 468.8411 defines mold assessment and mold remediation as work on mold growth of “greater than 10 square feet.” Above that, Florida requires a license to perform or offer the work.

The 10 sq ft rule explained

Verify the license

Florida’s DBPR licenses individuals, not businesses. Ask any company for its Florida license number and verify it at MyFloridaLicense.com by name or license number before you sign.

How to verify a mold license

The 12-month rule

Under s. 468.8419, an assessor can’t remediate a structure it assessed within 12 months, and a remediator can’t assess one it remediated, with an exemption for Division I certified contractors. The assessor and remediator are typically separate companies.

Why there are two companies

How it works

Getting mold help shouldn’t mean calling ten companies and guessing which one is legitimate.

  1. Tell us what you’re seeing

Use the quote form or call. Share your ZIP code, where the mold or water damage is, roughly how big the area is, and whether there was a leak, storm or AC problem.

  2. Get quotes from licensed local pros

We help you get quotes from Florida-licensed mold assessors and remediators who work in your part of Lee County. We usually reply the same day.

  3. Compare and choose

Verify each license, compare what every quote includes, and hire the company you prefer. There’s no obligation to hire anyone.

What does mold remediation cost?

Typical national ranges from cost guides (2025–2026) put a typical remediation job at about $1,200–$3,750, or roughly $10–$30 per square foot of affected area. A mold inspection typically runs $450–$800, with a Florida average of about $739. HVAC systems and large or whole-house jobs cost more.

These are estimates, not quotes. Your price depends on the size and location of the mold, the moisture source, containment and testing, and comes from a licensed pro’s on-site assessment.

Mold remediation FAQ

Does Fort Myers Mold Pros remove mold itself?

No. Fort Myers Mold Pros is a free quote and referral service. We connect Fort Myers and Lee County homeowners with Florida-licensed mold assessors and remediators. You tell us what you are seeing, and we help you get quotes from licensed local pros. The licensed company you choose does the assessment or remediation work, and you deal with it directly.

Do I need a licensed company to handle mold in Florida?

Florida Statutes s. 468.8411 defines mold assessment and mold remediation as work involving mold growth of greater than 10 square feet. Above that size, Florida requires a state license to perform or offer the work. EPA's mold guide says homeowners can usually handle areas under about 10 square feet themselves. This is general information, not legal advice.

How much does mold remediation cost in Fort Myers?

Typical national ranges from cost guides put a typical remediation job at about $1,200–$3,750, with This Old House averaging about $2,300 and Fixr about $3,500. Per square foot of affected area, ranges run about $10–$30. These are estimates, not quotes. Your real price comes from a licensed pro’s on-site assessment of your home.

Do I need a mold test before remediation?

Not always. EPA’s mold guide says, “In most cases, if visible mold growth is present, sampling is unnecessary.” Testing can still help when mold is hidden, when you want a written assessment, or when you want clearance testing after the work is done. A licensed mold assessor can explain which samples, if any, make sense for your home.

Can the same company inspect and remove my mold?

Usually not. Florida Statutes s. 468.8419 bars a mold assessor from remediating a structure it assessed within the last 12 months, and bars a remediator from assessing a structure it remediated within 12 months. The statute exempts Division I certified contractors. In practice, the assessor and remediator are typically separate companies. This is general information, not legal advice.
